#024 - Atlanta Real Estate Investing - 2 Minute Single Family House Investment Update 9/11/22

We are in a time of uncertainty in the housing market.

As real estate investors who study the market, this time of uncertainty gives us a huge advantage over those who only read the housing headlines.
Here are a few examples of how I like to break down the data to discover the opportunities for our investors.
1. Every geographical market is different.
The geographical housing data is unique in every Metropolitan Statistical Area - or - MSA.
Now during the coronavirus years of 2020 and 2021 and even early 2022, almost every area in the country was experiencing the same situations:
- Low inventory
- Rising prices
- Multiple offers and
- Super FAST sales
But now things have changed. Home sales in some MSA’s have decreased at a greater rate than other MSA’s. Some MSA’s are experiencing population decline while others are growing.
2. The Atlanta area is growing!
The Atlanta MSA is known as the Atlanta - Sandy Springs - Alpharetta Metropolitan Statistical Area.
The Atlanta area is among the top 10 metro areas by population in the United States. According to the United States Census Bureau data comparing the population from the year 2020 to 2021, 6 of the top 10 metro areas decreased in population and 4 increased in population. The Atlanta MSA is one of the top 10 areas experiencing population growth.
3. The housing market in the Atlanta area is stable, with prices plateauing or currently rising at a much slower pace compared to the past two years.
4. Investors love the Atlanta market!
According to a report by CoreLogic last month, every size investment company is active in the Atlanta area.
5. The mix of investors and home buyers means that Atlanta is a very dynamic market!
While the number of home sales in the past two months is down, the number of sales is right in the middle of the range we have experienced over the past 5 years and SELLERS still have a slight advantage over buyers.
A further drop in the number of home sales would put the market in a state of equilibrium, which is healthy, where both buyers and sellers are on equal footing.
So what does this mean for us as investors?
It means that the Atlanta area, being an active market with lots of buyers, is perfect for investors!
I like buying distressed single family houses, adding value by making repairs and improvements, reselling, and SHARING THE PROFITS with our investors.
